Established in 2004 Alliston Veterinary Services is a well established animal hospital and welcomes both emergency treatment cases as well as pet patients in need of routine medical, surgical, and dental care.
We are proud to have served as the prime consultant for the renovation of a 4,900 sq.ft. vacant space, transforming it into a state-of-the-art Veterinary Hospital. Our team provided comprehensive Mechanical and Electrical Engineering Design Services, along with overall Design Project Management and coordination with the Architectural Subconsultant.
The redesigned floor plan encompasses two spacious Exam Rooms, a fully equipped Surgery Suite, an X-Ray Area, and a welcoming Reception and Staff area. With careful consideration, we installed two new roof-top units to ensure optimal HVAC zoning for comfort and efficiency. Additionally, our electrical design accounted for ample lighting in the Surgery Suite and sufficient power supply for the X-Ray machine.
We were responsible for the topographical survey, preliminary and detailed design, and preparation of tender specifications and construction cost estimates. The road reconstruction project required the urbanization of approximately 1.0 km of road (Albert St. and John Dilllingno St.) from a rural cross section, implementing the use of a storm sewer network and ultimately resolving the existing drainage/ponding issues. As part of this project, over 700m of storm sewers were proposed to be installed and integrated with the existing storm drainage catchments.
This project did not extend beyond the design phase due to budgetary constraints.

In collaboration with the Client, we initiated the process by conducting an extensive zoning review, assessing permitted size, location, and any design constraints impacting a detached dwelling. Following this, we proceeded to craft a tailored design for the detached dwelling, accommodating the Client’s requirements, including the provision of two bedrooms. Additionally, we facilitated the acquisition of the necessary building permit from the City.
The Aerarium Development Group played a crucial role in the development of the south end of Barrie by transforming a 5.3-acre property into a dynamic mixed-use space. This development includes a three-story office tower and a single-story commercial space spanning 70,000 square feet. The project was executed in four phases, with each phase adding to the overall functionality and appeal of the complex. The first phase involved the construction of a 28,000-square-foot office tower and a 15,000-square-foot commercial space. In the second phase, an additional 8,000 square feet of single-story commercial space was added. The third phase contributed 7,300 square feet of ingle-story commercial space, while the fourth phase completed the remaining portion of the single-story commercial area. The commercial spaces feature high ceilings and varied in size, starting from 1,100 square feet. The office tower includes amenities such as public washrooms and an elevator for convenience.
In our capacity as the Engineers of Record, we collaborated closely with The Aerarium Group and engaged with external design and construction teams. Phase 1 involved working with ISM Architects Inc., while Hi! Architects supported us in Phases 2, 3, and 4. The building shell is supported by sturdy concrete foundations, while the exterior wall utilizes LIDO Panels that hang from the steel structure. This design choice combines durability and aesthetics, enhancing the overall appeal of the development.

Working alongside Kirkwood Properties, we were the Prime Consultant and Engineers of Record for a 40,000 sq.ft. L-Shaped shell commercial building with9,000 sq.ft. of mezzanine over the potential 14 commercial units. As well as being the Engineers of Record, we also coordinated and worked with the following subconsultants: Studio Hoffman Inc. as the Architect, Cambium Inc. as the geotechnical engineer, and JoeTOPO as the surveyor. The building consisted of structural steel super-structure on concrete foundations with minimum lighting levels and one rooftop unit for each potential commercial space.
With their stunning views of Georgian Bay, a vibrant heritage, and boundless possibilities for tourism, recreation, and leisure, it is no surprise that Tay Township is home to a multitude of seasonal and permanent residents. Working with Tay Township, we were responsible for road and watermain improvements as part of the urbanization of Simcoe Ave. and Assiniboia St., as well as the rehabilitation of Alberta St. including installation of approximately 1.1km of storm sewers and replacement of approximately 1.4km of existing watermain and servicing.
Design work included modeling of contributing drainage areas and providing a suitable replacement to the existing storm system consisting of CSP and roadside ditches, and optimizing watermain/service replacement/commissioning while maintaining services to the affected residents.
With today’s ever-tightening budgets, facility managers need to do more with less; and a building condition assessment can be useful if you are planning to renovate the building, because your contractor will review the building condition assessment to help determine total renovation costs.
Working along side Hassey Realty Corp. Brokerage and Hansa Restoration Inc., we were the structural engineers of record who performed a structural and building envelope condition assessment of the 16-car underground parking structure. We performed a visual review of the inside of the parking garage including a sounding survey to check for concrete delamination. We also performed a visual review of the existing waterproofing membrane to check for visual wear.

We provided preliminary and detailed design for the reconstruction works of 10thSide Road and 14th Line to be completed as part of Phase 3 of the Treetops Development. The upgrades include urbanization of the existing rural cross section and implementation of a new storm conveyance system, including quality controls sized to adequately convey the 5-year design event, and a complete redesign of the street lighting. The reconstruction works involve approximately 3.0 km of storm sewers sized up to 1,200 mm diameter with various inlet structures to accommodate all contributing drainage areas. Quality controls are provided through the use of four oil/grit separators providing a minimum TSS removal of 80%.

The conventionally framed steel building sits on a shallow concrete foundation. The warehousing is heated with radiant tube heaters with roof top units for the offices.
